Azizi Developments has launched its first project in Sharjah, a Dh30 billion ($8.2 billion) master-planned community called Azizi Florence — the Dubai developer’s first move outside its home emirate at scale.
The freehold development comprises 1,130 villas, more than 6,000 townhouses and 3,500 apartments across six residential clusters, each with its own park, clubhouse and community centre. The scheme is arranged around a central park of 1.7 million square feet, with retail, hospitality, education, leisure and wellness space alongside the housing.
Three-bedroom townhouses start at Dh1.89 million, or about Dh850 per square foot of sellable area. The developer unveiled the project at an event at the Conrad Hotel in Dubai on 10 September. No construction or handover timeline has been published.
Why Sharjah
The move follows a strong half-year in the emirate. Sharjah recorded Dh29.5 billion in property transactions in the first six months of 2026, up 9.3 per cent year on year, with transaction volumes up 23.7 per cent — growth driven substantially by buyers priced out of Dubai but unwilling to move away from it.
Azizi Florence adds to a portfolio the company says runs to roughly 150,000 units under construction, including Burj Azizi and Azizi Venice in Dubai.
The group was founded by Mirwais Azizi, who established the Azizi Group in 1989 and its UAE development arm in 2007.
Reported by The National, 9 September 2026, and the developer’s launch announcement.
